I came into this property management role with very little direct accounting experience but over 15 years of experience in the finance industry. While working with numbers is my territory, I never used Quickbooks before, and I was a bit worried about taking on the task of setting up the accounts for our Condo Association.
I saw Gita's guide online and even though I initially thought it was very expensive, I decided I should give it a try. It has been just over 2 months since our association switched to "self-management" and all I can say is A Guide to Financial and Property Management of Condominiums, Homeowners' Associations & Cooperative Housing is worth every penny!! It is very well put together. No matter your experience level in accounting software, you'll feel very comfortable as Gita walks you through each step of the process.
I'm sure that every hour I spent using the guide would have been 5 hours without it. Save your time (both now and later with your auditor!) and get the guide!!

Hi Gita, I purchased your book A Property Manager's Guide to Financial Property Management last year. It has been a wealth of information to be able to do the books for my client. I had received information from other property managers, which made me think that they really didn't know what they were doing as far as inputting the financial information in QuickBooks. It was interesting to me to find out how to put the property owners as both customer and vendor, and how to record the different transactions.
Property management bookkeeping is so different from most bookkeeping that I would have been at a loss without your book. Although I have used QuickBooks for many years, I just knew when I started that I wasn't recording entries the way they needed to be and I had no idea how to give a report to the owners. Also, I would have had to write out the 1099's this year instead of printing them without the file from you for 1099's. Thank you so much for putting this book together and making it available for people like me.

Gita! I bought your book, A Landlord's Guide to Financial and Property Management. Before I let you know what I thought of the first half, I would like to tell you that I used to manage apartment buildings for a private investor based out of West Los Angeles. He had a very simplified, less comprehensive way of running the apartment management via QuickBooks. I just want to tell you...I LOVE IT!!! Worth every cent and probably 10x that. You do a great job of breaking everything down into its component parts and not assuming the reader knows anything.

We used another property management software for our commercial properties for about 20 years. It was never great, but it worked, mostly with work-arounds. Cain Publications has offered several different property management software packages for sale over the years, but I was never happy with any of them until now. We have been pleased to offer for sale "Manage Properties with QuickBooks" because of its ease of use, it stability and the customer friendliness of Fast Trac and Gita Faust.
While other property management software often did not meet the expectations of the people who bought it, we receive almost no complaints about "Manage Properties with QuickBooks." It does everything it promises and more. Plus it takes advantage of the stability of Intuit's reputation for software that runs on any computer.
I am really finding the program very user friendly. My son Josh (18) taught himself the program and is logging the rent receipts and has walked me through the work order system and I am quite proficient now. He has even figured out how to re-design the reports to include the items that we need. Thank you for your patience with our questions when we get stuck.
'System' that sums up in a nut shell, what Gita Faust's course; manual and training help me create for my system. Before the course, like most small business owners I found myself doing all the backend book-keeping; accounting; reconciliation; data entry etc. With her course, I was able to standardize the steps of buying a property; steps when new property is rented; when tenant leaves etc. As my real estate business grew from 5 units to 25 units, I was also able to have my assistant take on most of these tasks; thereby freeing up time to do the more profitable parts of the business like networking with other investors; looking for better deals; negotiating with sellers etc.

I learned more from you in a little over one hour of consulting time than I learned in the QuickBooks class I took at the college a couple of years ago—much more. That class was about 10 hours for QuickBooks Fundamentals and 10 hours for QuickBooks Intermediate. Thanks for writing this book and sharing your knowledge.

Everyone knows how to use QuickBooks but this Manual is the guide to make it easy to manage your rental properties. It takes you through step by step and tells you everything you need to know in simple terms, pictures, and diagrams.
I highly recommend you get and read this easy to follow Manual.
I recently purchased the Managing Properties with QuickBooks Manual and CD from Gita Faust. The Manual is straight forward and easy to understand – after a once through reading and carefully following the directions, I had the basics of the system down. I had a few questions and Gita was just a phone call away to help me resolve everything. My business is located in Brazil and it had some more advanced questions that went beyond simple property management issues and again, with a simple consulting session on the phone of less than hour, Gita was able to help me set up QuickBooks in a way that works for my unique situation. I wholeheartedly recommend her book and services.
When I started to learn QuickBooks I was a little intimidated because I never used the program and I was new to real estate. I asked my employer if there is someone who can teach me the program so I can be more efficient at my job performance. He agreed that I should learn the proper way and suggested a course at a local college. My employer checked into availabilities and there were not any classes available. He suggested Gita Faust.
Gita and I started working on QuickBooks and at first I was nervous because it was all foreign to me. Gita helped me to become more comfortable with the application. She explained in detail how to enter the information with great efficiency. It leads you step-by-step through the process of setting up and using QuickBooks for property management, without third-party software. Gita is extremely knowledgeable in this field, and I highly recommend her.
The Expert Publishers book includes step by step details for configuring QuickBooks, managing association data, and reporting. HOA setups in QuickBooks are not intuitive. When done poorly, the system falls apart quickly.
The author of the Expert Publisher book includes an hour of consultation with the title. Buy the book, begin the setup and document your questions. When you have a good list of questions, contact the author. The hour with the Author will cover the cost of the book.
A Guide to Financial and Commercial Property Management by Gita Faust is an excellent resource for commercial property owners and management companies.
I found out about Gita and her book when researching accounting software for a new client. At that time I was trying to decide between different programs. After hearing from a couple of sources that Gita was the authority on property management in QuickBooks, I decided to try it out.
What Gita has done is to extensively customize QuickBooks specifically for this industry, putting its powerful customizable features fully to use.
Along with the book, she also provides a sample company template in QuickBooks for reference to get you up and running right away, as well as ongoing telephone and email support for one year.
As an accountant, I see how much work went into this book, and really appreciate Gita’s expertise in this field.

I picked up a client last fall and used Gita Faust's Guide to Financial and Property Management. She has created reports and set up a QuickBooks shell file that will allow you to track properties/units and tenant information. I have been very happy with it. The cost is around $300 but well worth the money. Gita is great to work with and answer any questions.
